The W Riyadh – KAFD is the first of its kind in the Kingdom of Saudi Arabia. This luxury hospitality development is located within the King Abdullah Financial District (KAFD), a PIF-owned district. Importantly, the project involved transforming a 2008 legacy structure to meet current international brand standards and regulatory requirements.
We led the project by providing Program Management and Construction Management (PMCM) services. From the outset, our scope covered the full lifecycle, from concept design through construction, commissioning, and final handover. In addition, we supported FF&E and OS&E procurement. This extended beyond conventional oversight due to the project’s legacy conditions and contractual challenges.
Saudi Arabia’s First Financial District And A Partner Project For Expo 2030
The hotel has been formally recognized as a partner project for Expo 2030 and the FIFA World Cup 2034, positioning it as a high-profile hospitality asset aligned with Saudi Arabia’s global-facing initiatives and long-term urban development agenda. Moreover, it is the first Marriott-operated luxury W brand property to be delivered at this level of luxury design sophistication. The architectural, interior, and experiential standards achieved exceed those of any existing W Riyadh – KAFD worldwide.
This project required integrating contemporary luxury hospitality standards into an existing structure originally designed in 2008. Over time, local regulations, international codes, and life safety requirements had evolved significantly. Consequently, achieving compliance without major structural modifications introduced notable complexity.
Delivery was further complicated by obsolete material specifications dating back to 2018. Therefore, these constraints required continuous issue resolution during construction, close coordination among stakeholders, and careful management to preserve design intent while maintaining on-site progress.
We delivered compliant design solutions without major structural changes, thereby preserving the building’s integrity. Throughout the process, we met Marriott International brand standards and local authority requirements through close coordination with KAFD and Marriott.
A PM/CM Luxury Hospitality Project
As PMC on the project, we acted as the employer’s representative, undertaking the engineer’s role under the 18-month Design & Build contract, delivering effective governance and seamless coordination throughout all phases.
We deployed integrated teams comprising professionals in design management, construction management, contract administration, and quantity surveying. This approach enabled strong control over quality, cost, and schedule, while proactively identifying and mitigating risks.
We played a key role from early design development, addressing challenges in aligning a 2008 legacy structure with current international standards, updated local regulations, and enhanced life-safety requirements.

Successful Delivery Of Lost Time Injury-Free Construction
This project has achieved 5,570,642 cumulative Project hours without lost time injury (LTI). As the client’s project team evolved, we assumed a central role in maintaining continuity and control across the project. This included establishing and managing governance structures, enforcing workflow protocols, and implementing stringent Health, Safety, and Environment (HSE) controls.
The team worked closely with the contractor beyond conventional PMCM responsibilities and supported FF&E and OS&E procurement, operator, and supervision consultants to address constructability issues, optimize construction sequencing, and resolve multidisciplinary site constraints. Coordination with Marriott International enabled phased occupancy planning, supporting a structured and controlled handover process aligned with operational requirements.

The project is expected to directly influence the future evolution and upgrade of W Riyadh – KAFD brand guidelines worldwide, reflecting the level of architectural, interior, and experiential standards achieved.
